Bespoke Building – A Unique Service

We offer a unique service – the opportunity to be involved in the design of your new home and the comfort of having it built at a guaranteed price and within an agreed timescale.

How Does it Work?

  • We already have detailed planning consent for these plots.
  • We will agree a value for the completed house based upon our existing designs.
  • Using the services of our retained architect we will work with you to adapt our design to suit your requirements. This can encompass both internal and external changes and may lead to our amending the planning consent. At this point, since we will start to incur significant costs, we will ask for an up-front non-returnable, but deductible, deposit as a sign of commitment (typically £10K). This will only be retained if you pull out of the purchase and is intended to cover some of our abortive costs in these circumstances.
  • We will usually sell the plot to you at the outset for an agreed figure and then enter into a Design & Build Contract to build the house to an agreed specification. The cost of the building work is generally the balance of the agreed overall purchase price.
  • We can look at other funding arrangements, such as payment on completion of the project, and will judge each case on its merits.
  • We recommend the services of an independent Quantity Surveyor to act on your behalf. He will certify the work that we have carried out on a monthly basis to authorise the amount due under the terms of the contract
  • The general specification is based upon the quality of finishes at our Lansdown Ridge Development, with lump sums allowed for certain elements such as kitchens and bathrooms
  • If you want an enhanced specification you will be charged an additional amount (previously agreed!). Conversely, a reduction in specification will result in a saving.
  • Our Technical Director, John Hartley, will be the point of contact and liaison throughout the project. He will normally meet with you at least once a month and will guide you through the decision making process.
